September 2026 ARMLS · report-wide reference · Source published 2026-10-06 · Checked October 25, 2026.
ARMLS STAT report-wide listing coverage, which may vary by area; not Mesa city-only. Sold and active listing series; active count excludes UCB/CCBS, and is not a count of completed sales. Dated report context, not an appraisal, live inventory, rate offer or forecast. Calculator examples are independent manual assumptions. Original market source ↗
Read the ARMLS scope before calling it a Mesa market
September’s STAT report records 5,672 sold listings, 25,251 active listings excluding UCB/CCBS, and 4.45 months of supply. These are report-wide observations rather than a Mesa-only price or inventory series. The PDF is published October 6 and carries a preparation time with no stated time zone. Keep the same coverage and category when comparing another period. No figure here establishes the value of a Mesa home or the interest rate a provider would offer; your loan scenario remains independent. Original ARMLS STAT report ↗
Put this into my plan ↗Separate full cash value from limited property value
Maricopa County’s valuation notice explains Full Cash Value and Limited Property Value as different figures. The latter is generally used for the tax calculation, so do not multiply the purchase price or a displayed market estimate by a guessed rate and call that the final bill. Read the actual classification, tax year, assessed value and taxing jurisdictions together. Ask how any change in use or improvements could affect the record, and keep the documented annual estimate beside the payment scenario. Assessor valuation notice explanation ↗
Put this into my plan ↗Do not mistake the LPV limit for a cap on the tax bill
Arizona’s State Board of Equalization explains that the usual five-percent limitation concerns Limited Property Value, not the dollar amount of tax. Exceptions can involve physical changes, use changes or a prior error. Levies and the applicable classification also matter. A lower Full Cash Value therefore does not by itself promise a smaller annual payment. Ask for the actual relevant-year calculation and use a separate higher-tax scenario if the future amount is uncertain; this workspace does not issue or appeal an assessment. Put this into my plan ↗Check utility service by location rather than the city name
Mesa’s official GIS portal offers separate electric, gas, water and sewer service-area resources. Confirm which providers serve the actual home before using a generic monthly utility allowance. Request supportable usage information and consider the condition of cooling equipment, insulation and other systems in the inspection plan. Utility cash is separate from principal and interest and may not be included in a lender’s displayed housing payment. The city’s maps are informational; a map lookup does not establish a service contract or future bill. City GIS and service-area resources ↗
Put this into my plan ↗Investigate flood exposure even in a desert setting
Use the effective FEMA panel and any applicable amendment for the particular property, then obtain the lender’s and insurer’s requirements. A regional climate description cannot determine a parcel’s drainage or flood exposure. The city GIS portal provides additional local mapping context, but neither it nor this guide replaces a current insurance determination. Put a documented flood premium in the ownership budget if applicable, and keep deductible or uncovered-loss questions separate. The payment calculator cannot establish that a mapped zone is free from risk. Effective FEMA map resources ↗
Put this into my plan ↗Compare manufactured housing with the actual ownership interest
If the proposed home is manufactured, establish whether the land is owned or leased, how the home is titled and which recurring community charges apply. Ask the lender and insurer about that actual structure before borrowing terms from a conventional detached-home quote. A lower advertised home price may leave land rent, community rules and a different future exit. Model recurring site costs separately and retain the documents supporting them. The loan workspace does not classify the home, determine title or establish programme eligibility.
Put this into my plan ↗Read the association documents before assuming a low upkeep budget
An association or age-restricted community needs review of its actual rules, ownership requirements, dues, reserve plan and insurance responsibilities. Do not infer eligibility from a marketing label or assume every Mesa development has the same restrictions. Put a documented special assessment on its own payment schedule in the condo planner. Keep ordinary dues, included services and owner-paid costs distinct so the budget neither omits an obligation nor counts it twice. The calculation does not determine compliance or approve a buyer.
Put this into my plan ↗Keep Arizona is Home separate from a grant promise
Arizona Housing describes its Maricopa and Pima County route as assistance through a silent second mortgage, with repayment on an early sale under the loan’s terms. Ask the relevant administrator about the actual Mesa purchase, current availability, approved first mortgage and other repayment triggers. Eligibility on a webpage does not reserve money. Compare an assisted and unassisted structure with the second obligation explicitly recorded, and avoid subtracting the advertised maximum from your cash need before receiving a written commitment. Put this into my plan ↗Use the Mesa quote comparison over a real holding period
The starting example is a manual $320,000 loan and 60-month horizon, with illustrative rates and charges. It is unrelated to the ARMLS observations and is not a current provider offer. Replace it with matched written quotes, then test a shorter stay as well. Include points, lender fees and remaining principal when deciding whether a lower note rate helps over the period you expect to keep the debt. Keep any proposed sale price outside this borrowing-cost comparison rather than using assumed appreciation to cover the fees.
Put this into my plan ↗Keep seasonal occupancy and rental intentions explicit
If you plan to occupy the home only part of the year or rent it out, ask the lender and insurer how that actual use changes the proposed structure. Verify community restrictions and the applicable local requirements before entering rental income. Model vacant periods, management, cleaning and maintenance rather than treating gross receipts as money available for the mortgage. The planner can organize those assumptions, but it does not authorize an operation or establish second-home, investor or owner-occupied lending eligibility.
Put this into my plan ↗Refinance with the remaining term and property costs intact
Obtain a current payoff, written new-loan costs and confirmation of any second-loan treatment. Keep the same tax, insurance and association assumptions across the comparison unless you have a supported reason to change them. A smaller displayed payment may reflect a longer term or a temporary escrow difference. Compare interest, fees and the balance after the same horizon rather than assuming monthly savings alone establish a benefit. The Loan Estimate helps expose the categories that need reconciliation. Put this into my plan ↗Bring the Mesa decision to the MITEY experience
Start with the financing purpose, ownership form and timeline, and choose whether the calculator assumptions should accompany the enquiry. MITEY is the public brand throughout the journey; potential referrals to brokerages or companies stay in the backend. Availability and your permission are required before an introduction. Do not include an address, account number or personal document in the first message. The aim is a useful route to compare suitable options, without claiming every provider participates or guaranteeing the best possible rate.
